Residential Market Overview

Home prices in Cornwall and area continue to be among the most affordable in Canada. Low asking prices and attractive interest rates provide buyers with home deals not readily found in other parts of the country. With its warmth and friendly small town atmosphere newcomers to the region quickly fit in. 

Recent Activity
Home prices continue to rise in spite of a so so economy largely because interest rates remain low, and there continues to be buyers looking to either enter the housing market for the first time, or trade up.

Baby boomers in particular continue to move in all directions with some moving upscale to either larger houses with more amenities, or houses on preferred lots, while an ever increasing number choos water front condos as they move towards retirement. Waterfront lots have been in particularly high demand.

New Home Construction
While building permit values have been increasing over the past few years, particularly in the residential sector, the new home market is expected to grow more this year than in previous largely as mortgage financing remains affordable and available.  Most new residential construction is custom work with spec homes tending to be semi detached homes. 

Condominium Development - Phase 1 of the Cotton Mill Lofts by Pelda are almost fully sold out with only 4 or 5 units left.  Marketing for Phase II of this new and exciting development is expected to start at the end of February. Phase II of the Cotton Mills redevelopment project will see some 36 new condos built in the Edison Building with up to 10,000 sq ft of commercial condo space on the main floor.  All units will have underground parking and the residential units will feature unparallelled St. Lawrence River views.
